How do I Choose Best Walkout Basement House Plans?

The primary thing to consider when choosing the best walkout basement house plans is generally the slope of the lot you will be building on. The slope of the lot will dictate the time and expense necessary to get the lot ready for building. You should probably narrow your selection of walkout basement house plans to only those that are well suited to your lot. Most people do not have the knowledge necessary to make this type of decision on their own, so it may be a good idea to consult with a building contractor or architect before making a final decision.

If you have not already purchased your lot, then you can be more flexible. You can choose from a wide variety of walkout basement house plans without having to worry about your building lot. Once you have finalized your selection, you can begin searching for an appropriate place to build. In addition, you may find it helpful to consult with a building contractor or excavator before buying your lot. Finding the best walkout basement house plans first would probably be more preferable than being in the position of having the selection dependent on lot requirements.

Another important thing to check before making a decision on any type of house plans would be building codes within the area you plan to construct your home. You should make sure your house plans are in compliance with these codes. In addition, if you are building in a subdivision, there may be certain covenants that prohibit the building of certain types of homes. For instance, rustic communities may require that all homes conform to log or other types of rustic design.

For most people, money and financing are important concerns when building a new home. You will want to make sure you choose walkout basement house plans that are well within your budget. Some mortgage brokers recommend that the amount of a house payment should not exceed 25% of total earned income.

In addition to budget, you will want to consider appraised value and future value of the home. If you choose a style of home that is very unusual or bizarre, it may prove difficult to sell if the need arises. Typically, it is usually easier to sell more traditional types of homes such as ranch, colonial, and bungalow designs. Self-designed or custom-designed walkout basement house plans may also be an option, but remember that you will likely have the added costs of design or drafting fees.

@spotiche5- I use to live in a house with a walkout basement, and I liked it a lot. I had a large backyard and would have family and friends over frequently. Having a walkout basement made it easy to entertain in the yard with the convenience of an entrance into the basement where I would set up tables with food.

One thing that I didn't like about my house plans when I had a walkout basement was the security factor. Since my bedroom was on the second floor, it sometimes made me feel insecure knowing I had a door to the outside in the basement. Getting double deadbolt locks helped me feel better though.

I also didn't like the fact that the door allowed drafts to come in during cold weather. Any homeowner who has this type of home definitely has to make sure the the door has good insulation and seals to keep the cold out.

I'm wondering if there are other concerns when it comes to house plans with walkout basements. It sounds like a great idea to have one, but I've known people who aren't happy with them.
