The focus is often on the most sellable properties, as he or she looks to increase payments in a short time frame. In short, this may be why a discount real estate broker with sliding-scale fees may be best as paying slightly more will get more services when selling the property.

@Melonlity -- But what if all you want is an MLS listing for your house? There are a lot of people out there who can determine what their homes are worth and can negotiate with buyers. While there has been a move to get rid of those Realtors who do nothing more but list a home in the local MLS, that service is the only one some people actually do need. Those clever souls can handle everything else themselves.

Watch out for those brokers who only list your property on the multi list (MLS) and offer very little else in terms of marketing, taking a property to close, etc. Being listed in the MLS will get some people looking at your property, but what are you going to do about determining a price, negotiating, writing a contract and all of those things that come with selling a property?

In short, before you hire that discount broker, consider what services you need and whether those are offered.
